Allocation

The site is allocated for 4 Traveller pitches (sui generis) with small scale business use

Requirements

  • The pitches are private tenure
  • Sensitive design, siting and form of development, given the edge of urban location
  • Ancillary buildings must be proportionate in size to the mobile homes and caravans and should be no more than one storey in height
  • Bricks and mortar housing, or buildings capable of being converted to bricks and mortar housing, are not appropriate and will be resisted on this site
  • The pitches should not be enclosed with hard landscaping, high walls or fences, to an extent that suggests deliberate isolation from the community
  • Any small scale business use on site must be appropriate alongside residential accommodation and have an appropriate separation from living accommodation and residential garden, must be safe and must have regard to the amenity of the occupants and neighbours
  • Any small scale business use must not have an unacceptable impact on the adjoining Local Nature Reserve or SNCI
  • No mobile homes or caravans to be located within flood zone 2 or 3 (medium and high risk), and have regard to the recommendations of the Level 2 SFRA

Opportunities

  • Traveller sites can often be visually hard landscaped environments, and any attempts to provide soft landscaping would be beneficial
  • Avoid tree removal on site as these provide useful infiltration benefits
